Probe is proud to manage the closing of any New Jersey real estate transaction, whether you are purchasing a new property or refinancing a mortgage. Closing services are provided through LandAmerica.

Full Settlement Service for $300*

With full settlement service, Probe and its closing agent will:

  • Send an introductory letter to all parties.
  • Obtain payoffs, final taxes, final water/sewage charges, HOA fees (if applicable), and realtor commission statements.
  • Work on clearing all other title commitment requirements.
  • Obtain final closing figures from the lender.
  • Coordinate the closing date and time with all parties.
  • Prepare HUD-1 Settlement Statement and Affidavit of Title.
  • Prepare a disbursement check listing to facilitate funding through an escrow account.
  • See that all post-closing issues are cleared and that the title policies are issued.
  • Agent will attend the closing.
  • Disburse funds through our escrow account.
  • Record documents. **

* An additional $50 will be charged for settlements commencing outside of normal business hours (9:00 am - 5:00 pm). If settlements occur outside of our office and our presence is required or requested, an additional $25 travel fee will be charged.
